“I had the most wonderful week at Simona’s home. It’s a beautiful—I mean REALLY beautiful—space with all the amenities you need plus a beautiful garden view. The house is a 20-30 min walk to downtown Bath with a bus stop almost right outside for a shorter commute. It’s also about 10 min from the Larkhall area, which is feels more local and charming than the more touristy parts of the city. As for Simona, she’s the kind of host that dreams are made of! Airbnb has become impersonal over the years, so it was really wonderful to have such a friendly, kind, helpful host (who made me a wonderful blackcurrant jam tart to boot!). I can’t wait to be back.”

Bath is built on hills, but we were pleased that the walk to central Bath (& the theatre Royal where we were working) was mostly level & a only a brisk 20 mins, there is also a bus stop virtually outside the door. There is a good supermarket 3 minutes away, for home supplies, although you are spoiled for choice with Bath eateries. We stayed for 3 weeks, and it was a home from home for us, central enough, but flooded with sunlight with beautiful views over green fields, hot air balloons and rainbows! Simona was very responsive when we had questions, and otherwise left us to ourselves, which was perfect. Enjoyed our comfortable stay in this beautiful Georgian house hugely. ”

“You will not find anywhere better in Bath! This property is perfect location to walk into town but still be away from all the tourists and crowds. There is also a Morrison’s and corner shop within a 2min walk! The property is gorgeous, and I wish I could have stayed longer. The rooms are light and airy, and the whole place has been very recently refurbished, with a brand new kitchen. Simona was the perfect host, replied quickly to my messages and was there to meet me at our agreed time. She is a lovely lady, and made me feel very welcome and has great local knowledge which made our stay even better.”

“This stunning Georgian house is beautifully decorated and spotlessly clean with all the facilities you are likely to need during your stay. Simona is a very welcoming host and provided a good range of breakfast options plus cooked options at an extra charge. She also provided helpful information about where to go and what to see in the local area. The rooms are spacious with comfortable beds and there is a large kitchen/breakfast room for the exclusive use of guests. The house is located approximately 20 minutes walk from the city centre but is also right next to a bus stop if you don’t fancy the walk. There is adequate free on-street parking in the local area and local shops/amenities nearby if you need them. We had a fantastic stay and I can’t recommend this place highly enough!”

We spent two nights here for an annual friend’s catch up. We were going to stay in a hotel in the city centre but this worked out as a less expensive option and it was nice to have the extra space including a kitchen / diner. Simona and Richard are lovely hosts who make the effort to make you feel very welcome in their charming period property. The property is approximately 20 mins on foot from the city centre but it is a very pleasant walk with charming artisan shops and restaurants along the way. Would definitely recommend to others.”

The house is located 30 min max from the city centre by walk but there are busses that stopped just outside the house. As we had a wonderful weather, we walked and every stepped was worth it walking to end up in such a beautiful house. One can feel the love and dedication in every part of the house.

The building is a stunning Georgian property, our room had amazing views and lovely decor. The location was actually ideal - a short walk down into town which takes you by many small shops and cafes en-route (we recommend the King William which does one of the best roasts we have ever had).
Simona our host and owner, was incredibly helpful and kind - always at hand when we had questions and fantastic company, cooking us up an amazing breakfast on the morning of our last day. She is fantastic and made our stay all the more delightful.

“My boyfriend and I stayed here on Saturday night after his football game against Bath City FC and wanted to make the most of traveling to Bath from Essex. We arrived in a down pour of rain and with a flat tyre after a 4-0 loss and our spirits were certainly lifted the minute we were greeted by Simona. She was the perfect host and welcomed us with a lovely cup of tea and cake. We were provided with local maps and best recommended restaurants and attractions for our short stay. We had a lovely breakfast in the morning and even spoilt with a gift of lavender to take home with us. Simona has a lovely house and it was a short walk from the main streets which was perfect. We had a beautiful top floor bedroom, tastefully decorated, with wonderful views over the garden and the hills that surround the city. We also had access to a small kitchen and a clean and light-filled bathroom. The owner did everything she could to make our stay as comfortable as possible and although it’s a fair stroll from the centre (30 minutes from the railway station and about 20 from the main sights) Bath is lovely to walk around and all in all we found Percy Place to be the ideal base from which to explore the city.”

“A lovely family run business where you feel welcome. Minutes away from central Bath however when in your room you are transported to a quiet location looking over gardens and green fields. Simona was welcoming, informative and genuinely warm and will stay again at her lovely home.”

“Simona’s home is beautiful, and we had a wonderful stay. The view from the big bedroom (1st floor) is exquisite and relaxing, over verdant gardens and green hills. The Georgian touches in the room - real sash windows and wooden inner shutters, lots of open space, high windows - led to an elevated and relaxing mood. I was really useful to have some open shelving in the room (white wooden bookshelves) for organizing travel things (also some beautiful art books on display), and in the empty wardrobe lots of hooks and hangers to use if needed. If you like period properties, with wood and natural materials, this place is for you. The green view is very peaceful and uplifting, like being in the countryside, and yet you are just a pleasant walk from the centre of town. In fact, we preferred being in this location as you get a better sense of the rows of Georgian buildings in the hilly streets above the city centre (although this home itself is not on a hill, so access is easier). There are green spaces and quiet roads nearby, perfect for a morning run. There is free parking on the adjoining streets, so you can leave your car safely there during your stay. It can take a few minutes to find a parking spot, but it wasn’t a problem. The bathroom is huge and modern, with a period feel, and light streaming in. The kitchen/dining area has very high ceilings and is wonderfully clean and welcoming. We loved staying here, in a real Georgian home, with friendly and professional hosts. Highly recommended!

I stayed with two friends and we shared a lovely room at the back of the house. It was light, spotlessly clean and had everything you would expect - tea/coffee making facilities, fluffy towels etc etc. Simone was extremely helpful, reserved a table for us, gave us a map which she explained and made suggestions about how to spend our time in Bath.
Breakfast was cooked in front of us in the guests kitchen and was delicious. If you don’t mind sharing a bathroom (although with only two rooms, hardly a problem) then I would highly recommend IV Percy Place.”

“Simona’s home is incredibly beautiful, great value for money and ideally located just a 5/10 minute bus journey into Bath or a 25 minute walk away. You have the entire top section of the house all to yourself, which has everything you could need - 2 bathrooms, 2 bedrooms - we stayed in the exquisite master bedroom - kitchen and lounge. The views across the countryside are stunning and amazing to wake up to. On arrival Simona kindly gave us a map of the area with recommendations and organised a taxi for us to take us to ‘The Pig - Near Bath’ for lunch. We also had breakfast at the house which was delicious and locally sourced. It was a really wonderful long weekend and we’ll definitely visit again in the future.”

“We stayed at Percy Place for 3 nights in early July, 2 adults and a teen age daughter. Our room was spacious with an amazing view of the garden and hills of Somerset. Simona greeted us with tea and a home-baked tart. She provided us with a great deal of information about things to do in Bath, and several suggestions for discounts.
Simona prepared us some wonderful lemon crepes and a full English breakfast while we were there. She was very accommodating and though the house was fully booked while we were there, we saw one other guest only once during our stay. It was a beautiful home and I cannot recommend it enough.”

The position of this Georgian house is perfect as it is at 20 minutes walking distance to the city center and not far from the main communication roads if you want to visit the countryside. The house does not have an on-site parking, but there is plenty of free parking nearby, so that this does not constitute an issue at all.
Our two rooms and the bathroom were very comfortable and the level of cleaning impeccable! Also the view from our room of the countryside was bright and lovely.
Simona was very welcoming and helpful - she prepared a cake for us on our arrival, and helped us with 10% discount at some attractions in Bath etc. She also prepared a typical English breakfast which was simply delicious.
Our long stay was really great and relaxing. Highly recommended!!”

“When we arrived at 4 Percy Place, Simona had a freshly baked raspberry tart and tea/coffee waiting for us. She had assembled a packet of local entertainment and activities which she personally reviewed with us. She made recommendations on local restaurants and gave us a discount card to use at local attractions. She was helpful and willing to make taxi reservations for us. The room and bath were very spacious, clean, comfortable, and updated. The bedroom was furnished with lovely bedding and antiques. We were traveling with our daughter and this was one of the few places that we saw in Bath that could accommodate three in a room. As we were leaving, Simona walked us to our taxi and waved goodbye as we left. Simona was a lovely host who is clearly trying very hard to be welcoming and to give her visitors a personal touch. This was of the very best places we stayed on our trip! We would definitely stay there again and would recommend 4 Percy Place it to our friends.”

The house is a little out of the city centre, but we enjoyed the walk (about 20 mins) as the town is very pretty. There are two bedrooms on the same floor which share a bathroom - we booked both rooms, so we didn’t share with strangers. If you are only booking one room, be aware they are very different. One room is very sweet and quite functional, but the other room is glorious - sunlit and with lovely views of the countryside. Book this room if you’re only booking one. Would definitely go back.”

“We really enjoyed our time at Simona’s place. The location is excellent - close to the downtown area of Bath, but far enough away that it’s not too busy or loud. The decorations in the home are elegant and beautiful, and there is a lot of space. The beds were comfortable and my room looked out onto beautiful lush green hills. Simona was incredibly kind to us despite some travel mishaps that resulted in us arriving to her house very late. She was communicative and thoughtful.”

“We stayed for one night in this gorgeous Grade 2 listed Georgian house. Our hosts were so welcoming and helpful - providing lots of information about the city. Our room was lovely, overlooking the garden. A very peaceful haven in the midst of Bath. About a 15 min walk to the centre. (Or bus stop outside the front door). The king size bed was very comfortable and our host provided a plentiful continental breakfast. You will certainly enjoy your stay here. Highly recommended.”

“We were a group of 7 ladies who were in Bath to celebrate a friend. Simona greeted us with warmth on the Friday afternoon and showed us around the house (which is really beautiful!). She spent some time going through some local attractions and showing us which way to head into town if we wanted to walk - we were also given a Bath reward card which gave us discounts in various places if we showed it which was lovely!
From the moment I got in touch with Simona she was very helpful by email and responded to my queries almost straight away each time. She even made the bride-to-be a home made apple tart which we found in the kitchen after we had got back from our night out - yum!
We all had a fabulous time at Percy place. The rooms were huge and very comfortable. I highly recommend a stay here and hopefully we will be back at some point in the future :)

“I stayed with two friends and we stayed in a huge lovely room on the second floor. Since we arrived Simona was very helpful and welcoming, she provided us with city maps, and suggested where to go and eat, and how to move around. She also stocked up us with plenty of towels, blankets, water, tea and coffee, and the extra bed for my friend was really comfy. We shared the bathroom with another room and had no problem with that. In addition, the whole house with clean spotless.
In the morning when we woke up and opened the windows we were very happy with our views with the countryside even though the day wasn’t the brightest.
